This is a tool that calculates the the cost of purchasing a house in the UK by adding up all the one-off purchase costs, and displays the total of these costs plus the combined total with the house price. It also displays the calculated stamp duty and land registry fee for the house purchase.
Note: This excludes any deposit put down on the property as well as the regular mortgage payments.
Note: This does not cover any selling costs involved if a house is being sold at the same time as a house being purchased.
For the house purchase cost calculation, it is necessary to supply the following information:
- The house price, which is required for calculating the stamp duty and land registry fee.
- Whether the house is considered to be in a disadvantaged area or not.
- Whether the purchaser is a first time buyer or not.
- The arrangement fee, which is the fee charged by the mortgage lender to cover the cost of setting up the mortgage.
- The lender valuation fee, which is the fee charged by the mortgage lender for a basic valuation of the house.
- The cost of having a survey carried out on the house.
- The conveyancing (legal) fees, which are the fees charged by the solicitor hired to deal with the legal aspects of buying the house, as well as the fees charged by the mortgage lender's solicitor for any legal work.
- The search fees, which are the fees charged by your solicitor for local authority searches, and any additional searches, to check for any potential problems with the purchase.
- House hunting expenses, which covers the expenditure (e.g. travel and hotels) incurred when looking for a house to buy.
- Removal fees, which are the fees charged by a removal company or the costs involved in doing the removal yourself, e.g. van hire.
- Any other costs.
